Pre-Design
Meet with owner/representative to discuss soliciting proposals from:
Architect
All sub-consultants
Soil investigative team
Negotiate and award contracts to successful consultants
Contracts will include:
Purchase order
Contract for services (CCDC 15)
Meeting with architect and owner/representative to establish design criteria
Liaise with government authorities and city officials to determine design standards
Review previously prepared reports and land surveys, and provide feedback if there is further need of other studies or background information
Site visits to familiarize ourselves with terrain/location
Liaise with team members and client to prepare, review and update design per municipal requirements
Initial value analysis review
Design Development Phase
Oversee preparation of site plan approval drawings
Oversee the preparation of working drawings and specifications for all disciplines
Coordinate with team members including attending design team meetings
Prepare an initial construction cost estimate
Prepare a revised construction cost estimate based on detailed design drawings
Second value analysis review
Design Meetings
Brooklyn Contracting will attend and chair all coordination meetings
Coordinate documents of all consultants on the design team
Distribute documents, meeting minutes and other important notes
Construction Documents Phase
Coordinate construction drawings and sub-consultants
Participate in pre-tendering including addressing questions and preparing clarifications
Prepare and issue a full tender package
Prepare and issue an initial construction schedule
Assist in tender examinations and provide recommendations
Oversee and prepare site permit and construction documents
Oversee and prepare “Issued for Construction” drawings to successful sub-contractors incorporating all addenda and clarifications implemented during the tender phase
Negotiate and award contracts to successful subtrades
Contracts will include:
LOIs (Letter of Intent),
POs (Purchase Orders),
Subtrade Contract (CCDC-17)
Construction/Contract Administration Services
Gather all Form 1000s from trades
Gather all insurance from trades
Gather monthly WSIB forms from trades.
Prepare and execute stat dec’s from trades.
Create job cost book within construction accounting software – Sage Timberline
Review of shop drawings and samples
Review of contractor’s quotes as they relate to any and all request for changes to their contract
Prepare and issue any necessary change orders
Create and review payment draws
Gather invoices, code and post to appropriate cost code division
Construction Manager to review and comment/approve all invoices for owner payment
Review, inspect and report the completion of any deficient work items
Provide 12 month warranty review
Collect and file any and all close-out documentation. Including but not limited to:
Warranties
As-built
Operating manuals
Field Review Services
Field review of construction as required to determine that work performed by the contractors is in accordance with the contract documents. This would include:
Field review and follow-up reports
Attending onsite construction meetings
Subtrade and superintendent meetings
Consultant design team meetings
Preparing and distributing site meeting minutes
Preparation of deficiency lists and follow-up on same
Preparation of final certificate of substantial completion of construction
